Co-Ownership
Philosophy
Casa Numbero Uno LLC was created to facilitate the acquisition of a very well maintained vacation casa at Punta Pescadero for the mutual enjoyment of the co-owners.
Why be a Co-Owner?
If one can't use the vacation property 100% of the time why pay 100% of the costs?
With 3 Co-Owners you can enjoy the use it almost whenever you want.
The initial capital is only 1/3 of market price and you only pay 1/3 of the operating expenses.
Availability
Over the past 5 years, with two Co-Owners, the casa has been used only 50-60 days/year.
Management
The founder and co-owner manages without fee:
Coordinates scheduling and maintains a web based Casa Calendar
Provides quarterly and annual financial statements.
Over sees maintenance, repairs and up-grades.
There is local management to take care of paying payroll, taxes, utilities, etc.
Caretaker
There is a full time care taker for the property.
Makes sure the property is clean and fully stocked before your visit.
Makes sure all the toys, auto - quads - kayaks - etc. - are operative and full of gas.
Cleans up after you leave and makes sure it is ready when the next Co-Owner arrives.

He will:
1. Send you a complete detailed outline of the benefits and workings of Casa Uno.
2. Arrange for you to inspect the property.
3. Arrange for you to talk to the current Co-Owners.
4. Send you a copy of the Operating Agreement to review.
If you are still interested make an offer through our agent George.
When you and the managing partner agree upon a price a Purchase Agreement will be sent to you for your review and approval. It will be contingent upon your meeting in person with the Managing partner or spending a few days with him at the Case after an agreement is signed.
THE ENTIRE TRANSACTION WILL BE HANDLED IN THE US.
YOU WILL BE REQUIRED TO PURCHASE US TITLE INSURANCE.
