Lease 1/3 Co-Ownership with an Option to  Purchase

Description:     You can lease all of the rights of a 1/3 Co-Owner with an Option to Purchase the interest for the current asking price ($450,000) less  1/2 of all of the amount paid on the lease.

Lease Price:     The lease  price is $36,000 for the year payable $9000 quarterly in advance plus a $25/day maintenance fee for the days you use the premises.  

Also Included:     You have the same rights as the other co-owners except voting.  It includes the use of all the associated items owned by the LLC. (Suburban, ATV's , Kayak's and mini cruiser).  A $ 200/day maintenance fee is charged the owners for the mini cruiser and in addition you will be responsible for the cost of the gas and bait as well as any the tip to the Captian, which is up  to you.  (That covers all the costs of operation)

Right of first refusal:     If, anytime during the term of your lease, the current owner of this 1/3 interest accepts an offer to purchase same, it will be subject to the terms of your lease.  In addition you will have fifteen days after receiving written notice of the acceptance of said offer to elect to purchase the 1/3 interest for the same price and terms contained in the accepted offer.
